    Short-term capital to close a deal before permanent financing or a sale is in place. MB4I bridge loans are designed for investors who need certainty of close on a timeline that conventional lenders cannot meet. Whether you are acquiring a property before a refinance, bridging a gap between purchase and sale, or securing a deal that requires speed above all else, we structure the loan around your deal's specific timeline and exit.

    Bridge loans fill the gap between acquisition and permanent financing. They are particularly useful when a conventional lender's 45-day timeline would cost you the deal. We have closed bridge loans in as few as 7 days when title and appraisal supported it. Typical borrowers are experienced investors acquiring multifamily, mixed-use, or commercial properties with a clear refinance or sale exit within 12-24 months.

    Fix-and-Flip Financing

    Acquisition and renovation capital for investors who buy distressed properties, add value, and sell. MB4I fix-and-flip loans are sized to the project: acquisition cost plus rehab budget, drawn in stages as work is completed and inspected. We underwrite based on after-repair value (ARV) and your track record, not on your personal income. This means experienced operators can scale their flip volume without being capped by W2 qualification limits.

    Draw schedules are structured around your contractor's timeline. Each draw requires an inspection to verify completed work, protecting both you and us. We typically fund single-family and small multifamily (2-4 unit) fix-and-flip projects with rehab budgets ranging from $25K to $500K. Borrowers should have at least 2-3 completed flips as principal or operator.

    • Acquisition loan plus rehab holdback drawn against completed and inspected work
    • Loan-to-cost ratios up to 90% on acquisition, up to 100% of rehab budget
    • Exit at sale or refinance at project completion

    Rental Portfolio Loans (DSCR)

    Long-term debt for stabilized rental properties, sized on the property's cash flow rather than personal income. DSCR (Debt Service Coverage Ratio) loans allow portfolio builders to grow without being limited by their W2 qualification ceiling. The property's rental income must cover the debt service by a minimum ratio — typically 1.20x or higher — and the borrower's personal income is not the qualifying factor.

    DSCR is calculated as net operating income divided by annual debt service. For example, a property generating $36,000/year in net rental income with $30,000/year in debt service has a DSCR of 1.20x. We require current or near-market rents, a lease in place or projected, and the property in rent-ready or stabilized condition. This product is ideal for investors building long-term rental portfolios who want to decouple their borrowing capacity from personal income.

    Private Capital

    For deals that do not fit conventional program boxes. We underwrite on the deal's merits: the property, the investor's track record, the plan, and the exit. Private capital is our most flexible product — it is not bound by a program checklist. If the deal makes sense, the operator has a track record, and the exit is clear, we can structure capital around it. This includes unusual property types, complex ownership structures, tight timelines, and situations that require a lender willing to look beyond a standard matrix.

    Private capital is structured deal-by-deal. We have funded ground-up construction, value-add commercial repositioning, land development with entitlements, and mixed-use acquisitions that spanned multiple conventional categories. The common thread is that every private capital deal has an experienced operator, a clear thesis, and a documented exit. If your deal does not fit a box, bring it to us.
